In Pictures: Central 9th bringing more multi-family and this summer, street construction

Housing construction continues to transform Salt Lake City’s central 9th ​​neighborhood, southwest of downtown. This emerging area, surrounded by UDOT streets that question passability, is a test case for the city’s form-based zoning reforms and their redevelopment agency strategies.

Here are some new projects to show you, including a road reconstruction project, as well as updates to ongoing actions around the 900 South Trax Station.

Sloane apartments

At 764 S 200 W, the former Community Action Program (CAP) building is being replaced with an 88-unit rental project called Sloane. High ceiling residential units on the first floor enclose the two floors of the building with platform parking spaces.

Block 8 and a long-stay hotel + triplex

SMH Builders, a company from San Francisco, is building a long-stay hotel with 67 residential units in 825 S 200 W, which comprises a triplex according to the requirements of the FB-UN2 zoning. In the north, Axis Architects and Etna Properties of Sandy are involved in a 20-unit apartment project in 817 S 200 W. Neither of them responded to Building Salt Lake’s requests for project details.

In the south, the locals Atlas Architects and TAG SLC have completed their 200 West rental houses in 841 S 200 W.

Greenprint 9th station

Two identical 34 buildings with micro-units in the model of the micro-unit Greenprint OZ Development frame a standing single-story Matsura Printing building that will soon be a restaurant with seating on the front terrace.

The Charli

In an adaptive reuse of the old Taffy Town building, Method Studio and CW Urban are in full swing on the Charli with 55 W 800 S. The 90 units that were originally intended as sales products are now listed as coming up for rental on the market.

900 South – SpyHop, Henries Cleaners, W Temple Projects

Spyhop’s nonprofit youth media art has opened their new building, designed by local Atlas Architects, on the northwest corner of 200 W and 900 S, while Urban Alfandre is preparing to build a large mixed-use project on the southwest corner of the intersection.

Closer to W Temple, which is nominally a city street but UDOT serves as a seven-lane junction from I-15, the new building was not deterred. On the corner of W Temple and 900 S on the site of a former gas station, a 19-unit condominium project called Granary is about to break ground on the 9th.

Immediately to the west at 126 W 900 S, the developers crowd into a three-story residential building with nine residential units designed by Sparano + Mooney Architects. Each unit with an average of 600 sf has access to a shared balcony.

Road reconstruction from two blocks to 900 South – coming now

The city’s redevelopment agency and transportation department have approved and funded a blueprint to rebuild 900 South from W Temple to 300 West. This summer, the 9-line multipurpose path on the north side of the street, 36 parking spaces in the middle of the block and 103 new trees are due to be added.

Washington Street and 300 West

As you approach 300 West, Washington Street just south of 900 South is bustling with activity. Multi-family projects are springing up on seemingly every lot. At the 948, 950, and 958 S, Washington Method Studio designed a 4-story, 200 micro-unit project that has completed the demolitions and started excavation.
